National home sales at 14-year low in Around Town

Despite home sales in Canada posting their worst start to the year since 2009, recorded sales only decreased by 3% between December 2022 and January 2023. Actual (not seasonally adjusted) monthly activity came in 37.1% below January 2022 while the MLS® Home Price Index (HPI) declined by 1.9% month-over-month and was down 12.6% year-over-year.

Real Estate Market – Listing Up, Sales Down in Around Town

Last month, 165 single-family homes sold in the Vancouver Island Real Estate Board (VIREB) area, a 24 per cent decrease from one year ago and a drop of 18 per cent from December. Sales of condo apartments came in at 42, declining by 52 per cent. In the row/townhouse category, 36 units sold, down 41 per cent.

Compared to 2022, the 2023 Vancouver Island property assessments range from -12% to +28%, with the low and high being within the North Island.  Increases for the Comox Valley and Campbell River range from 10 to 17% compared to 34 to 38% in 2022 for single family homes.
