According to the BC Housing New Home Registry statistics for Alberni-Clayoquot to North Island and Powell River, the number of newly registered homes (sf) and multi-units (mu) increased between 2020 and 2021, but is still down from 2019.  In 2021 there were 1473 homes/units built compared to 1285 in 2020 and 1584 in 2019.

Additional inventory offers little relief for buyers in Around Town

As expected, active listings in the Vancouver Island Real Estate Board (VIREB) area have increased from January, but are lower than February 2021, continuing the trend of historically low listings.  VIREB’s active listings for single-family homes were 12 per cent lower than February 2021, and inventory of condo apartments and row/townhouses dropped by 31 and 27 per cent.

The BC Government is considering introducing legislation later this year that could take approvals for some developments out of the hands of local governments. The government is reviewing minimum targets for development that are already in use in areas around the world, including New Zealand which has banned single-house zoning in major cities.
