Vancouver Island Real Estate Board September Market Update

Vancouver Island Real Estate Board (VIREB) recorded 637 unit sales board-wide (all property types) in September. 320 single-family homes sold, up 22 per cent from September 2023. Sales of condos came in at 69 units, decreasing by 19 per cent. In the row/townhouse category, 93 units sold, up 31 per cent from 2023. 

The Vancouver Island Real Estate Board has released its September statistics package, showing a spring market in the fall – there is an uptick in sales activity and price reductions occurring throughout the service area.

Board-wide benchmark price (MLS® Home Price Index) showed little movement year-over-year or month-over-month. A single-family home in September 2024 was $777,600, slightly higher than one year ago and down one per cent from August. Apartments were $403,600, down two per cent from the previous September and a small uptick from August, while townhomes were $545,400, down one per cent from one year ago and slightly higher than in August.

Comparing September 2023 and September 2024, the number of single family homes that sold in Campbell River increased from 24 to 39, Comox Valley decreased from 49 to 41, Port Alberni-West Coast increased from 20 to 37, and Powell River increased from 16 to 27.

Region-by-region benchmark prices for single-family homes were: Campbell River $694,700, up three per cent from the previous year; Comox Valley $828,600, down $500; Parksville-Qualicum $902,500, down one per cent; Port Alberni $501,100, down three per cent; and the North Island $451,100, up four per cent.
