Ucluelet: Subdivision approvals for 12 acre mixed residential project.
Council is expected to approve a Development Variance Permit for road dedication and servicing for Lot 16 at this week’s council meeting. As proposed, this 12.7 acre residential project includes a 48-unit rental apartment building on the corner of Matterson Drive and Marine Drive, 6 Single Family Residential lots on Marine Drive, 30 smaller Single Family Residential lots in a new zone, and 28 townhouse Multi-Family units. The applicant is currently in the process of subdividing the property for the proposed uses and the Development Variance Permit is required to modify the subdivision servicing standards for the new internal road. A Development Permit for the 48-unit rental apartment building was issued earlier this year.
Comox: Sixteen new 3 bedroom townhomes
Work has begun on the building permit drawings for sixteen new 3 bedroom townhomes in Comox. A development permit application has been submitted to the planning staff and an approval is expected soon. As proposed, the development will consist of two and three-storey townhomes situated in three buildings. Homes will feature an attached garage, private yard, covered balcony, outdoor deck, three bedrooms and 2.5 bathrooms. A common park-like area will provide an outdoor space for residents. Construction is expected to begin once all approvals are in place. Coastal Custom Homes is the applicant.
Campbell River: BC Hydro updates the Strathcona Dam and Ladore Spillway projects.
BC Hydro has submitted a project application to the BC Utilities Commission on the planned seismic upgrades to the Ladore Spillway Upgrade. A request for proposal for a general contractor was released in May with closing expected at the end of August. The Ladore Spillway Seismic Upgrade project will significantly improve the overall seismic withstand and reliability of the spillway gates system, and provide new spillway gate power supply, control and telecommunications, as well as the concrete dam’s seismic withstand being improved with the anchoring of the spillway area to bedrock. Contingent on regulatory and funding approvals, construction is planned to begin in 2025 with completion forecasted for 2029-2030. The project combined with the Strathcona Dam Water Discharge upgrade is expected to have an overall cost in the hundreds of millions of dollars.
