Comox: proposed 206 unit rental apartment building. Â
​​Avtar Properties is working through Step 2 of the pre-application phase with the Town of Comox. An open house was held on the proposed preliminary plans for a mixed-use multi-family residential and retail development on the currently vacant land on Guthrie Road. As proposed, the project would include a 206 unit five storey rental apartment over nine ground floor retail spaces, 185 stalls in underground parking, and 124 secure bicycle spots at grade. Units will include 29 studio, 120 one bed, 22 two bed, 24 three bed, and 11 lofts. The applicant is hoping to receive rezoning approval by late 2023 with construction start planned for mid 2024. Construction is expected to take 18 months with completion in 2026.

Council approved final reading for the Zoning Amendment Bylaw to allow for low-to-medium density subdivision at 120, 155 and 240 Elk River Road South. Restrictive Covenants have been registered requiring the developer to provide: funding for the construction of a left-hand turn lane from Evergreen Road onto Elk River Road South, when development reaches 100 units; a financial contribution in the amount of $2000.00 towards a four-way stop at the intersection of South McPhedran Road and Evergreen Road; and construction of a multi-use path within the Elk River Road right of way. The number of proposed lots has been approved to include 20 duplex lots, 138 single family with suite lots, and 4 lots for multifamily projects. The subdivision will be achieved through 4 phases and a subdivision application was submitted in March.
Port Hardy: public hearing July 6 for a multi-storey residential building.
Council has approved first reading to amend the Official Community Plan Land Use Designation from Commercial to Multiple Unit Residential for a portion of the Thunderbird Mall property. The applicant is proposing to construct a multi-storey (up to four storey) residential building. The property fronts both Granville Street to the south and Douglas Street to the north. The applicant has also applied to subdivide a 0.6 ha undeveloped section of the 4.6 ha property from the balance of the developed mall area and dedicate a public road that would run from Douglas Street to the rear of the mall, on the west side of the parcel, to provide additional access and mobility to and around the mall. The District will hold a public hearing on Thursday, July 6 at 5:00 pm in Council Chambers at 7360 Columbia Street and online via Microsoft Teams.
