Ucluelet: 112 unit mixed residential development on hold.
​​Ucluelet council declined the applicant’s request to build out single family lots before the construction of the 48 unit apartment building. The project received rezoning approval with conditions from the council in 2021 for 36 single-family, 28 townhouses and a 48-unit apartment building. The owners had agreed previously to Council’s request that the apartment units be build first, however the current mortgage rates are making the project unfeasible. If the district had allowed develop of the single family lots first, the owners were promising to commit to construction timelines with a building permit within four year, including a $500,000 security deposit and transfer of the apartment building land to the district if the timelines aren’t met. With Council’s decision to decline delaying construction of the apartment building, the full project is now on hold. The applicant has reached out to BC Housing in the hopes to receive a better interest rate and funding to help with construction costs.
Cumberland: rezoning approve for 22-unit affordable family rental housing.
Council has adopted two amendment bylaws that will allow for the construction of a proposed 22-unit affordable rental housing project. The Village has entered into a long-term lease agreement over the property with the owner, Island Health. The Village will sub-lease the property to the Comox Valley Transition Society (CVTS) to develop the property with the proposed 22-unit multi-family rental apartment building. Once constructed, the Society will manage and operate the building. The proposed 22 units are targeting low to medium income families with a unit breakdown of four 2-bedroom, fifteen 3- bedroom, and three 4-bedroom units. CVTS is applying to the Canada Mortgage and Housing Corporation and BC Housing to fund the project. Having the required zoning in place for the proposed development will strengthen the applications and increase the likelihood that the project will be funded.
Strathcona Regional District: funding received for over 1,200 water meters.
The Province is investing $2.8 million to support the Strathcona Regional District’s Universal Water Metering project. The project will supply and install residential radio-read water meters in approximately 1,230 households in Electoral Area D. Electoral Area D includes south of Campbell River to Oyster Bay, from the Strait of Georgia to Buttle Lake.
