Courtenay: proposed four storey 104 unit apartment building 

Council has given first and second reading to a proposed Official Community Plan (OCP) amendment to support the development of 104 purpose built rentals at 120/125 11th Street and 1128 Beckensell Avenue. The purpose of the OCP amendment is to designate a piece of municipal owned land as Urban Corridor. Currently this land has no designation under the OCP. The land was initially acquired by the city in 1945 for the purpose of extending Courtenay Avenue and historically has been treated interchangeably as highway or statutory right of way. If the OCP amendment is approved, it is expected the applicant will then acquire this land as part of the rezoning process. As proposed, the applicant intends to build a 4-storey purpose built rental apartment building, elevated above an at grade parking lot with 104 units for rental accommodation with various unit types. A public hearing is scheduled for June 19 at 4:00 pm.

Campbell River: development of 142-acres is moving forward 

The applicant met with staff this month seeking environmental approval for this project. This property has received rezoning approval for Residential One A (R-1A) and Residential Multiple 2 (RM-2). The planned development includes approximately 400 units to be built in seven phases, featuring single-family homes with suites and low to medium-density multi-family residences. Due to the presence of wetlands on the site, a stormwater management plan, including detention ponds, must be approved before road access is allowed. Once this approval is obtained, road construction is expected to begin to provide access to this 142-acre property.

Quadra Island: public hearing for twenty-two 2.0-hectare lots 

The Strathcona Regional District Board has carried first and second readings for an amendment and rezoning application to create 23 large lots from a 67-hectare parcel of land located at April Point. The application proposes to create twenty-two 2.0-hectare rural residential lots, one 5.0-hectare agricultural land reserve parcel and community amenities in the form of two parks totalling 7.8 hectares. The subject property is currently undeveloped with some areas of older forest in the northeast corner of the property and along April Point Road, which are proposed to be dedicated as parks. To proceed with this development proposal both an OCP and zoning amendment are required. A public hearing has been scheduled for 6:30 pm on Wednesday, June 12 at the Quadra Island Community Centre.
