Port Alberni: new office options for Alberni-Clayoquot Regional District
The Alberni-Clayoquot Regional District is seeking qualified firms or individuals to lead and inform the investigation of options for meeting current and future regional government office needs. Options it would like to consider include but need not be limited to: A. Renovating the existing office. B. Demolishing the existing building and rebuilding at the same location. C. Building at a different location and selling or repurposing the existing location. These options should include the exploration of a range of investment alternatives that consider office only through to mixed uses such as office, commercial, or housing. Ucluelet: proposed 21 unit mixed commercial/residential development in Ucluelet
District of Ucluelet staff are reviewing a Zoning Amendment Bylaw application and proposal to build a mixed commercial/residential development at 2102 Peninsula Road and the adjacent property. The properties are undeveloped, with a mixture of disturbed and forested lands. The proposed development includes three four-unit townhomes, and two ground-floor commercial with second-storey resort condo buildings at the front of the development area. The mixed use buildings will contain a total of seven 1 and 2 bedroom units. A large retaining wall is proposed to create flat ground for the two mixed commercial/resort condo buildings, and the associated parking, and create vehicle and pedestrian access to the upper residential area.
Comox: three properties for sale with over 26 development acres
Three properties are for sale in Comox with a total of approximately 26.32 development acres. A 17.3 acre property at 1000 Pritchard has been listed for sale for $21,950,000, while 1603 Brighton Road (4.75-acres) and 1194 Pritchard Road (8.56 acres) have both been listed for $5.2 million. The properties can be sold separately or as part of a parcel that comprises three separate development properties. Four acres is suitable for industrial projects with the remaining zoned for small-scale multi-family housing. The new R1.0 Small-Scale Multi-Family Housing (SSMFH) zoning makes 1000 Pritchard and 1603 Brighton Road suitable for multi-family development. There’s also the potential for up-zoning to greater density as the Town of Comox updates its OCP and zoning bylaws in 2025. 1194 Pritchard is near the airport and is an industrial/commercial property suitable for various business types.
