Ucluelet: approx. 400 units proposed in 55 buildings

ERIF has presented staff with preliminary plans for a development on the 221 Minato Road site including 221 residential units, 29 vacation rentals and a 1,200m2 commercial building. The 25 acre property has had several proposals over the years and was purchased in 2021 for $3.1 million. The current proposed housing program includes 240 Apartments, 75 Attainable Homeownership, 53 Affordable Rentals (CMHC), 83 Market Sales and Rentals, 29 Vacation Rentals, and 10 Waterfront Homes. The proposed building form is 2-storey modular clusters of 1-, 2- and 3-bedroom apartments with a total of 55 buildings. Staff have discussed the project with Council and continue to work with the developer as they complete their applications.

Courtenay: DP approved for new building with 183 child care spaces

Council has approved a Development Variance Permit for a proposed day care with up to 183 child care spaces at 1975 Cliffe Avenue. The applicant applied for variances to rear yard and side yard set back, building height and front and side yard landscaping to support the proposed design and site layout. As proposed, the applicant intends to build a three storey, 1,925 m2 mixed-use commercial building with primarily day care space and a small amount of complimentary office space. The building will straddle two lots, which have been consolidated. The building will include infant-toddler and 3-5 years programs, with ground level and roof-top playgrounds. The applicant is working with the Ministry of Education and Childcare in the development of the building. Subject conditions include: landscape security in the amount of $176,693; registration of a Statutory Right of Way for utilities; receipt of a highway use permit for changes to access of a provincial highway; and restrictions to right-in/right-out onto Cliffe Avenue.

Comox: approvals moving forward for a 270 unit multi-family development

Broadstreet Properties is moving forward with a large multi-family development along Hector and Aspen Road, with approximately 270 units in a combination of 195 apartments and 75 townhomes. Comox Council has granted first and second readings for rezoning with a no-build covenant for the Phase 2 apartments until the Town is satisfied with a sanitary servicing solution. Sewer capacity is currently sufficient for phase one with approx. 75 townhouses. The Comox Valley Regional District has raised concerns about the capacity of the Hudson Trunk sewer connection. This and other recently proposed developments along Aspen Road, Parry Place and Anderton Road would be connecting to the Hudson Trunk, with the potential to exceed capacity. The CVRD has informed Comox that upgrades to the expand capacity within the Aspen Road leg of the Hudson Trunk would be the responsibility of the Town of Comox. The CVRD is initiating a service study and will work closely with municipal staff once the results are available late 2024.
