The District of Tofino has adopted a Zoning Bylaw to facilitate the construction of a three-storey mixed use building with commercial retail space along the bottom floor and two floors of 20-25 residential units above at 521 Cypre Crescent.

A rezoning application has been approved for this project. The applicant is in the process of finalizing the development permit application. The final design will include between 20 and 25 apartments for rent, which will include studios, one and two bedroom units. There will also be two commercial/retail/office spaces on the ground floor between 1,000 and 1500 sq. ft. each available to lease. The owner will be occupying the third unit. Union Bay:  open house for the proposed FireHall and funding options 

The Comox Valley Regional District (CVRD) board has given first through third reading to a loan authorization bylaw for the proposed Union Bay Firehall project. The Board also passed a budget amendment that increased Community Works Funds from $1.1 million to $2.3 million due to contributions from Area B and Area C. This will reduce the amount of long term borrowing to $2.2 million from $3,355,000. The existing fire hall no longer meets the needs of the department as it has limited parking access for staff, newer fire trucks don’t fit the bays and is generally too small. If approved, the new hall will be located on a different site, a rural lot just north of Washer Road, along 19A Island Highway. An Open House is scheduled Thursday, November 28, 2024 5:00 to 7:00 pm Union Bay Community Hall (5401 Island Hwy S, Union Bay) to present the design to residents. Finally, the Board has approved the use of an Alternative Approval Process (AAP) for electoral assent. The AAP is expected in January.

Campbell River: new zoning proposed to prohibit business and service types near downtown 

Council received a presentation from staff and gave first and second readings to Zoning Amendment Bylaw No. 3978, 2024. The bylaw proposes modifications to select uses and definitions to provide clarity around the types of uses that are permitted, and to better align with and meet objectives of the Official Community Plan, the Refresh Downtown Plan and Council’s Strategic Priorities which support downtown revitalization, crime reduction and livability. Proposed amendments would prohibit uses such as supervised consumption sites and other social care facilities, escort services, massage parlours, motels, gas stations and vehicle sales in existing commercial zones in the downtown core, east of Dogwood Street. These uses are not considered to align with efforts to revitalize the City’s downtown; the bylaw aims to enhance the overall downtown experience by encouraging its redevelopment as a pedestrian oriented community gathering place, and address community-safety concerns raised by local businesses and community members. Existing businesses affected by the proposed amendments will be permitted to continue operating at their existing location, as these uses would be considered “legally non-conforming.” A public hearing will take place at 6 p.m., on Wednesday, November 20, 2024, in Council Chambers at City Hall.
