Tofino: Construction Manager required for a new Island Health two storey modular building.
Island Health is seeking Construction Managers for the construction of a new building to house a daycare facility for the District of Tofino on the main floor and staff accommodations for Island Health Staff on the second floor. The daycare will be for approx. 24 children from the ages of 30 months to 5 years. The staff accommodations will consist of 4 housing units, one will be accessible from the ground floor and three 2 bedroom units on the second floor. Island Health has met with modular construction companies to discuss ways to accelerate the schedule. There is extensive site work to be done on the vacant lot and they would like the construction of the modular structural panels or modular volumetric portions to be completed while the site work is ongoing. The estimated cost of the project is $2.5 million with any trade tenders to close April 2025 and Construction completion March 2026. This tender closes December 9.
Courtenay: Tender to be released soon for the $1.65 million Lake Trail Multi-Use Pathway.
Class A cost estimates are now complete, and the city expects to tender the Lake Trail Multi-Use Pathway project soon. As proposed, the project will connect Webb Road to Lake Trail Community School via an 1.2 kilometre, 2 metre wide gravel active transportation path set back from the vehicle travel lane. The project includes: Almost 600m of road widening in order to extend the existing painted bike lanes along Lake Trail Road from Arden Road to Webb Road at the frontage of Arden Elementary; High performance green MMA paint at intersections and conflict zones; Upgraded bus stop location with concrete pad; Upgrades to the storm system including new 1200mm culvert crossing near Webb Road. Construction is expected to begin in 2025, and the projected budget is now $1.65 million from $1.4 million based on Class A cost estimates and a 20% budget contingency. Staff note that during the detailed design process the roadside ditching along the frontage of the Courtenay Fellowship Baptist Church (the Church) at 2963 Lake Trail Rd was identified as an environmentally sensitive and fish-bearing portion of Arden Creek. As a result, the project now includes a creek crossing and other culvert works. This project will be funded through a provincial Active Transportation Grant in the amount of $500,000, $186,000 from the Comox Valley Regional District (CVRD), $714,000 in City funding, and interest earnings from the City’s Growing Communities Funds. The CVRD also intends to complete its own project on Lake Trail Road, with a proposed active transportation path from Arden to Marsden Road, overlapping part of the proposed City project.
Comox: Rezoning application under review for three apartments with 228 units.
A zoning bylaw amendment application has been submitted to the Town of Comox to rezone two properties totaling 2.9 acres from C3.1 Arterial Commercial Zone to a Multi-Family Zone. These properties, accessible via Comox Avenue and Buena Vista Avenue, are proposed to host three apartment buildings ranging from three to five storeys, comprising approximately 228 units. Community consultation for this project concluded in 2023. The applicant is currently awaiting feedback from town staff regarding the timeline for presenting the application to the council.
