Courtenay: NIC has announced new student housing rental rates.
The North Island College has released the monthly rental rates for the student housing set to completion this summer. Construction is moving along quickly with building envelope installation wrapping up over the next month. Two building permits with a combined value of $59,413,000 were issued in September 2023. Building One has a 7055 m2 building with 157 beds and permit for $41,679,545. Building Two has a 3002 m2 building area with 60 beds and permit for $17,733,455. Four types of units will be available for full-time students with Nano suites (compact micro units) at $1150 per month, Studio (single occupancy rooms) at $1650, Quad (four private suites, shared common areas) at $980 per person, and Family suites for $2200.
Powell River: Approvals are moving forward for 9 lots.
Council has given first three readings to a Zoning bylaw amendment for an unnumbered lot located in Westview southwest of the Powell River Airport and at the two terminus points of Gabriola Crescent. Glacier Hills Development intends to rezone the property from R2 “Urban Residential Low Density” to CD4 zone to facilitate a 9-lot subdivision. Based on the submitted plan of the proposed subdivision, the new lots will exceed the minimum lot size requirements prescribed in the CD4 Zone and up to four units could be built per lot. Proposed lots will vary in size from 546-828m2 (5,877-8,913sqft). The applicant will now work with staff to negotiate a voluntary community amenity contribution. As the zoning application aligns with relevant objectives and policies from the Sustainable Official Community Plan, a public hearing is prohibited.
Campbell River: Rezoning approved to permit 10-storey buildings in some areas.
Council has adopted Zoning Amendment Bylaw No. 3975, 2024 to change zoning along Dogwood Street/Dogwood Street South to permit increased densities and building height (up to 10 stories in the proposed Village Node). The City has received $10.4 million in funding from the federal government, through the Canada Mortgage and Housing Corporation’s Housing Accelerator Fund, to support the development of more local housing to address the community’s housing needs. As part of the funding agreement, the City committed to seven key initiatives. One of those commitments is incentivizing transit-oriented development in areas with frequent transit, such as along the Dogwood Corridor.
