Home sales slowed on Vancouver Island and across B.C. in April as economic uncertainty and higher borrowing costs continued to weigh on buyers, according to new data from the BC Real Estate Association. The association points to upward pressure on rates due to the ongoing oil supply shock as a factor in weakening the market.

BCREA says overall sales activity remained more than 25 per cent below the 10-year average for April. Total dollar volume on the Island also declined nearly 12 per cent year-over-year to about $503 million.
According to BCREA data, 6,311 residential unit sales were recorded in Multiple Listing Service® (MLS®) Systems in April 2026, down 1.9 per cent from April 2025. The average MLS® residential price in BC in April 2026 was up 0.8 per cent at $952,768 compared to $944,796 in April 2025.
In the Vancouver Island Real Estate Board area, which covers areas north of the Malahat to the tip of the North Island, unit sales fell 13.4 per cent compared to the same month last year, dropping from 761 to 659 this April.
