Victoria’s real estate market is showing early signs of oversupply as inventory rises, pointing toward a more competitive, buyer-driven market in 2026.

Active listings are increasing across Vancouver Island and condo sales declined by about 36 per cent year over year. The trend suggests there’s less need for additional condo listings in the near term, raising questions about how developers will adapt in the next development cycle.  

According to the report, 451 properties were sold in Greater Victoria in November 2025, marking an 18.1 per cent decrease compared to November 2024 and a 26.9 per cent drop from October 2025.
