The Vancouver Island Real Estate Board (VIREB) recorded 768 unit sales board-wide (all property types) in May, down one per cent from a year earlier. In contrast, unit sales board-wide for Powell River Sunshine Coast Real Estate Board (PRSCREB) totaled 32 units in May 2026. This was down by 8.6% (three sales) from May 2025.

May statistics from the VIREB and PRSCREB show real estate sales remain at solid levels with well priced homes seeing activity and some multi-offer situations. Depending on the area, the market remains balanced or at supportive levels for the housing market.

Active listings in the VIREB service area were up three per cent from May 2025 while the board-wide benchmark price also changed minimally with a one- to two- percent change from last year. For PRSCREB, active residential listings numbered 230 units, a substantial decrease of 17.9% from the end of May 2025. The PRSCREB board-wide benchmark price was $562,100 in May 2026, down modestly by 2.4% compared to May 2025.

The PRSCREB benchmark price for single-family homes was $576,400, a minor decrease of 2.2% on a year-over-year basis in May. By comparison, the benchmark price for apartment units was $342,600, falling by 9.2% compared to a year earlier.

The VIREB board-wide benchmark price (MLS® Home Price Index) of a single-family home was $791,600 in May 2026, down one per cent from one year ago. In the apartment category, the benchmark price was $407,700 last month, up one per cent year over year. Finally, the benchmark price of a townhouse in May was $553,200, down two per cent from one year ago.

 Comparing May 2026 to May 2025, single-family home sales in Campbell River decreased from 47 to 29, and in the Comox Valley from 68 to 65. Conversely, Port Alberni-West Coast sales increased from 30 to 35. In Powell River, sales decreased from 37 to 32, while days on market increased from 66 to 97.
