Vancouver Island Real Estate Board (VIREB) recorded 388 unit sales board-wide (all property types) in January, down ten per cent from one year ago. Active listings were up six per cent from January 2025.
By category, 162 single family units sold in January 2026, down 19 per cent year-over year. In contrast, 53 condo/apartments sold, an increase of 15 per cent, and 55 row homes sold, an increase of 28 per cent year-over year.

The board-wide benchmark price (MLS® Home Price Index) of a single-family home was $768,900 in January 2026, up one per cent year-over-year. In the apartment category, the benchmark price was $402,700 last month, up three per cent while the price of a townhouse in January was $528,800, down two per cent from January 2025 and two per cent from December.
By region, the benchmark price of a single-family home in Campbell River was $657,000, down two per cent year-over-year; the Comox Valley $837,300, up two per cent; Port Alberni $504,400, down three per cent; and Powell River $605,627.
Comparing January 2026 and January 2025, the number of single family homes that sold in Campbell River decreased from 23 to 17, Comox Valley decreased from 26 to 21, Port Alberni-West Coast decreased from 21 to 13, and Powell River decreased from 19 to 11.
