Vancouver Island Real Estate Board (VIREB) recorded 412 unit sales board-wide (all property types) in December, down six per cent from one year ago. Active listings were up seven per cent from December 2024. VIREB recorded 7,620 unit sales in 2025.

In its final Market Update for 2025, the Vancouver Island Real Estate Board described the 2025 real estate market as resilient. Many regions saw benchmark price increase in December, and more sales than in 2024.

The board-wide benchmark price for a single family home in December stood at $773,000, up one percent year-over-year; condo/apartments were $405,400, up three percent; while townhouses were $537,200, down two per cent.

In Campbell River, the benchmark price of a single-family home was $670,900 in December, down slightly year-over year. The Comox Valley benchmark price was up two percent to $847,200 while Port Alberni saw a six percent increase to $542,600.

In VIREB’s annual MLS sales summary comparing 2024 to 2025 sales and average prices, the number of single-family homes that sold in Campbell River increased from 333 to 408 with a .87 % price increase, Comox Valley increased from 625 to 630 units sold with 2.87% price increase, and Port Alberni-West Coast stayed the same at 318 with a .38% price decrease.
