The British Columbia Real Estate Association (BCREA) expects a decline to MLS® residential sales by 2.2% to 72,840 units in 2025, then a rise 10.7% to 80,600 units in 2026.

“Sales remain weak overall in early 2025, but many markets are returning to long-run averages and should gain momentum heading into 2026” stated BCREA Chief Economist Brendon Ogmundson.
Trade-related uncertainty continues to overshadow the markets. Resale inventory has stabilized at 40,000 listings, the highest level in a decade. Prices are expected to remain flat this year, with slight increases in 2026.
The BCREA notes markets with strong demand are expected to see modest price increases, while weaker markets will likely face downward price pressures.
