Vancouver Island Real Estate Board (VIREB) recorded 649 unit sales board-wide (all property types) in October, down nine per cent from one year ago. Active listings and average sales prices were down four per cent from October 2024.

By category, single family home sales were down 8% (317 units); condo apartments 13% (69 units); and row/townhouses 6% (78 units) in the VIREB service area. In contrast, the Powell River Sunshine Coast Real Estate Board saw 25 total sales, a gain of 13.6% from October 20245.

Comparing October 2024 and October 2025, the number of single-family homes that sold in Campbell River increased from 32 to 39, Comox Valley decreased from 69 to 49, Port Alberni-West Coast decreased from 36 to 20, and Powell River remained at 18.
Benchmark prices also continue to rise. Board-wide, VIREB saw single family homes rise 2% to $795,900; condo apartments 4% to $411,700; and row/townhomes decrease 1% to $542,900.
Locally, the benchmark price of a single-family home in Campbell River was $704,200, up 1%; the Comox Valley rose three per cent to $859,100; while Port Alberni was up 4% to $521,000. In Powell River, the average price of homes sold in October 2025 was $590,600, an increase of 8.8% from October 2024.
