Vancouver Island Real Estate Board (VIREB) recorded 513 unit sales board-wide (all property types) in November, down eight per cent from one year ago. Active listings and average sales prices were up five per cent from November 2024.

Both the Vancouver Island and Powell River Sunshine Coast Real Estate Boards have released their November statistics packages showing a steady market.

By category, single-family homes sales dropped one percent year-over-year to 259 homes sold; condo apartments experienced a 19% decrease to 50; and row/townhouses a 29% decrease to 310.

Comparing November 2024 and November 2025, the number of single-family homes that sold in Campbell River increased from 21 to 30, Comox Valley increased from 43 to 45, Port Alberni-West Coast increased from 19 to 23, and Powell River increased 19.8 percent from 25 to 29.

The VIREB board-wide benchmark price for a single-family home was $779,200 in November; $421,300 for condo apartments, and $538,800 for row/townhouses. 

By community, Campbell River’s benchmark price decreased three percent to $670,400; Comox Valley increased one percent to $851,000; Port Alberni/West increased four percent to $517,600; and Powell River increased 7.4 percent to $643,223.
