Vancouver Island Real Estate Board (VIREB) recorded 653 unit sales board-wide (all property types) in September, up three per cent from one year ago. Active listings and average sales prices were down four per cent from September 2024.

By category, 307 single family homes sold in September, down four percent year-over-year; 59 condo apartments sold, down 14 percent year-over-year; and 79 row/townhouse units sold, down 13 percent year-over-year.

Comparing September 2024 and September 2025, the number of single-family homes that sold in Campbell River decreased from 39 to 33, Comox Valley increased from 41 to 60, Port Alberni-West Coast increased from 27 to 29, and Powell River increased from 27 to 32.
Prices remain mostly flat, with small increases in most categories. The board-wide benchmark price in September for a single-family hoe was $796,200, down two percent year-over-year. However, condo apartments rose two percent to $416,600 and row/townhomes were up one percent to $548,800 year-over-year.
Regionally, Campbell River saw an increase of two percent to $760,200; Comox Valley was also up two percent to $846,000; Parksville-Qualicum saw an increase of three percent to $933,400; Port Alberni was up four percent to $519,300; and the North Island dropped one percent to $449,400. In Powell River, average price of homes sold in September 2025 was $655,539, an increase of 4.2% from September 2024.
