The Vancouver Island housing market remained stable but subdued in June 2026. The Vancouver Island Real Estate Board (VIREB) recorded 782 unit sales board-wide (all property types) in June, down eight per cent from one year ago. Active listings were up two per cent from June 2025.

Generally, consumer confidence remains restrained, with many buyers adopting a “wait-and-see” approach. Sellers are encouraged to price homes realistically, while condominium buyers have relatively good selection. There were 4,637 active listings in June, up 2% year-over-year.

By property type, there were 413 sales of single-family homes in June, down 12 per cent; 84 condo apartments, up 11 per cent, and 90 row/townhouses, down one per cent. Board-wide, benchmark prices were: $790,800 for Single-family homes, down slightly year-over-year; $408,000 for condo apartments, up one percent; and $549,400, down one percent.
Comparing June 2026 to June 2025, single-family home sales in Campbell River increased from 44 to 52, and decreased in the Comox Valley from 73 to 67. Port Alberni–West Coast sales decreased from 46 to 33. In Powell River, sales increased from 29 to 39 and days on market decreased from 79 to 55.
Overall, June 2026 reflects a balanced and cautious market on Vancouver Island. Sales activity has slowed compared to last year, but prices have remained relatively stable in most regions. Inventory levels are healthy, providing buyers with more choice, while sellers must price competitively to achieve timely sales.
