Vancouver Island Real Estate Board (VIREB) recorded 683 unit sales board-wide (all property types) in April, down 12 per cent from one year ago. Active listings were up four per cent from April 2025.

The Vancouver Island and Powell River Sunshine Coast real estate boards have released their May statistics packages showing a cautious market where well-priced homes continue to move.

Comparing April 2026 to April 2025, single-family home sales in Campbell River decreased from 39 to 38, and in the Comox Valley from 81 to 59. Conversely, Port Alberni–West Coast sales increased from 29 to 30. In Powell River, sales decreased from 29 to 22, while days on market increased from 77 to 95.

Board-wide, benchmark prices showed little difference year-over-year. The benchmark for single-family home in May 2026 was $791,600, down one per cent from one year ago and up slightly from April; apartments were $407,700, up one percent year-over-year and three per cent from April; townhomes were $553,200 in May, down two per cent from one year ago and one per cent higher than in April.

By region, the benchmark price for a single-family home in Campbell River was $681,600 last month, down three per cent from May 2025; the Comox Valleydropped by two per cent to $870,700; Port Alberni was $507,700, down two per cent from the previous year; and the North Island was $467,700, down one per cent.
