Vancouver Island Real Estate Board (VIREB) recorded 707 unit sales board-wide (all property types) in July, down eleven per cent from one year ago. Active listings were up two per cent from July 2025.

By category, 366 single-family homes sold, down 12 per cent year-over-year; 71 condo-apartments sold, unchanged from last year; and 81 row-townhomes sold, of condo apartments in July, down 13 per cent. By community, single-family home sales in Campbell River decreased from 51 to 41 year-over-year, and in the Comox Valley from 71 to 56. Port Alberni–West Coast sales held at 26 homes sold.

The board-wide benchmark showed only minor increases or decreases in July. Single-family homes came in at $794,500, up one per cent from one year ago; apartment’s at $407,300, up one per cent year over year; and townhouses at $548,900, down slightly from one year ago. By community Campbell River was $686,800 last month, up one per cent from July 2025; the Comox Valley’s was $859,600, up slightly; Parksville-Qualicum was $927,700, up one per cent; Port Alberni was $531,300, up one per cent from the previous year; and the North Island was $489,200, an increase of eight per cent.
