Vancouver Island Real Estate Board (VIREB) recorded 692 unit sales board-wide (all property types) in August, up six percent from one year ago. Active listings were down 3 percent from August 2024.

By category, 338 single-family homes sold in August, 74 condo apartments, and 72 row/townhomes. Active listings were 1,424 single-family homes, 396 condo apartments, and 355 row/townhomes.That amounts to six-months of inventory, putting the VIREB housing market in the mid-range of balanced.
The board-wide benchmark prices also continue to increase. Single-family homes were up two per cent year-over-year at $796,900; condo apartments were up one per cent to $406,400; and row/townhomes were up one per cent to $546,800.

Comparing August 2024 and August 2025, the number of single-family homes that sold in Campbell River increased from 33 to 34 and the benchmark price stood at $702,700; Comox Valley decreased from 63 to 48 but prices rose three per cent to $854,400; Port Alberni-West Coast increased from 29 to 34 and $524,500 up one per cent; and Powell River increased from 58 to 69 and $639,904.
