The District of Ucluelet is proceeding with a public hearing for a proposed residential development with up to 251 new residential units.

Ucluelet: public hearing scheduled for 251 units

A proposed subdivision and mixed development of 251 units of Market Housing, Attainable & Affordable Housing, Commercial Tourist Accommodation & Service Commercial, is scheduled to be discussed at a Public Hearing on July 31 at 2 pm. The Public Hearing will be held both on Zoom and in person at the George Fraser Community Room in the Ucluelet Community Centre. The hearing will address proposed changes to the Official Community Plan and Zoning Bylaw. If approved, the changes would permit multi-family housing, vacation rentals, single-family waterfront homes, and service commercial use on the site. The proposal also includes exceptions to some existing planning policies and design guidelines to better fit the current development vision. As proposed the phased project will include 55 multiplex buildings with a total of 228 units, 11 single family with suite homes, and a commercial precinct.

Tofino: approvals moving ahead for 17 modular units with 85 beds for staff housing

The District of Tofino has approved first and second readings for a zoning amendment bylaw for this project. In September 2023, Staff received an application to amend the zoning of this 1.75 acre property to facilitate a purpose-built staff housing development consisting of 17 modular units, totaling 85 beds. This proposal is a revision of a previous concept from 2022 which included 21 units with local staff housing, commercial and tourist components. Council deferred that application, recommending changes to include more staff housing. The concept now focuses solely on providing staff housing for local residents, with tourist and commercial components removed. To facilitate the proposed development, the property must be rezoned from the current Small Holdings District zone to a new comprehensive development zone. Currently, the property is operating as a “long-term staff campground” under a Temporary Use Permit that expires on April 30, 2028. This TUP use has been ongoing since 2015. A previous zoning amendment, from 2020, attempted to add the long-term camping use permanently to the property but was unsuccessful. Property ownership has since changed, and the new owner has put forward the current rezoning proposal.

Campbell River: Island Health seeking a Construction Manager for a long-term care home

Island Health is requesting bids from Construction Managers for the construction of 2, 3 storey buildings for a long-term care home. Detailed design is expected to be completed this month with site mobilization in October 2026. The project was proposed in 2023, however Island Health informed City Council in May of this year that the project was on hold due to escalating costs and the requirement. With the release of this tender, Island Health has changed the address to 375 2nd Ave to 555 2nd Ave, which is the address of the current Yuculta Lodge long term care home. 375 2nd Avenue is the BC Assessment address for 23 acres of land between Dogwood and Birch, from Evergreen Road to 2nd Ave, including the Hospital, Yuculta Lodge, and vacant land. The scope of the original project included 153 long term care beds and a 37 space child daycare.
