Ucluelet: DP approved a Development Permit for up to 56 building with over 300 units

Ucluelet Council has approved the Development Permit for the subdivision and mixed development of 56 buildings with up to 207 principal dwellings and up to 99 secondary suites. The 25 acre property has had several proposals over the years and was purchased in 2021 for $3.1 million. The intention is to develop the parcel in four phases, starting with 11 waterfront homes with suites and 46 units in 10 multi family buildings. These will all be listed for sale. Application materials for subdivision have been submitted by ERIF and are being reviewed. It is anticipated that preliminary layout approval will be issued shortly. Following a successful subdivision process, the developer will submit their building permit applications.

Port Alberni: approved the $7 million Josephine Sanitary Forcemain Replacement

Council approved an additional $64,000 from the Sewer Infrastructure Reserve for geotechnical consulting for Josephine Sanitary Forcemain Replacement and granted early approval for the 2026 Capital Plan, allocating $7,063,000 for the replacement project. The Josephine Sanitary pump station is located at the intersection of Josephine Street and River Road, and its primary function is to pump collected sanitary wastewater under the Somass River and to the Wastewater Treatment Facility. The Josephine pump station was constructed in 1971 and does not have the capability to be bypassed, therefore any failure would be catastrophic environmentally. Due to the high risk of a given failure, detailed design for replacement was commenced in 2025. The detailed design is currently 30% complete and the class B cost estimate is $7,063,000. This estimate will be refined as further geotechnical information is obtained and the design further refined. The project consultant will now move forward through an RFP process to finalize the detailed design and incorporate value added methodology to reduce overall project costs.

Comox: potential dedicated indoor pickleball facility

In March, the Comox Valley Pickleball Association submitted a letter to the Town of Comox requesting that they engage with the Province of BC to acquire land at 900, 910, and 920 Pritchard Road. Town staff are in discussions with the province, with the goal of securing a portion of this land for a dedicated indoor pickleball facility. The proposal envisions outdoor courts, parking, washrooms, and other amenities. If the land is successfully acquired, the project will move into the detailed design and permitting stages.
