Courtenay: proposed 41-acre mixed-density residential neighbourhood
A 41-acre property, formerly known as the Lannon Forest, within Crown Isle has now completed its rezoning process, with Council granting final adoption to rezone the lands from RU-8 and CD-1B to CD-1J, enabling a mixed-density residential neighbourhood. The zoning permits up to 330 residential units, including 122 single-family lots (minimum 400 m² with secondary suites allowed) and 208 duplex or multi-family units, supported by the infrastructure analysis outlined in the Preliminary Master Plans. With zoning now in place, the owner has shifted focus to design work and preparation of a development permit application, with a submission targeted for 2026. Once the development permit has been approved, site preparation and road construction are anticipated to begin in 2026. The developer anticipates bringing new homes to market in 2027. The property remains designated Urban Residential in the Official Community Plan, and the project continues to align with both the City’s Housing Needs Assessment and provincial requirements for increased housing supply.
Cumberland: proposed 29,000 sq. ft. mini-storage facility
A development permit application has been submitted to the Village for a proposed 29,000 sq. ft. mini-storage facility. The project includes four standalone storage buildings and a caretaker’s suite, planned for the Bevan Industrial Lands on Bevan Road, just north of the Comox Valley Waste Management Centre. During the review process, the Village requested adjustments to the original plans. These changes, while relatively minor, required updates from both engineering and architectural consultants. The revised package is expected to be submitted later this month for the Village’s consideration. Following approval, the owner plans to proceed with the building permit application, with the goal of beginning construction next spring or summer.
Comox: Comox Valley Airport Commission has acquired 24-acres
The 24-acre property adjacent to the Comox Valley Airport, located at the intersection of Military Row and Knight Road, has been sold with possession as of November 25. For the past 11 years, Building Links has been reporting on the owners’ efforts to pursue a subdivision application to create two parcels, in response to prospective buyers who wished to purchase a smaller portion of the land. However, the required zoning and approvals progressed slowly, and the buyers eventually withdrew their offer. The entire 24-acre property has now been acquired by the Comox Valley Airport Commission. The existing soil recycling operation on the site will continue in the short term.
